Prime Access Property Fund

Prime Access Property Fund is a unique property fund that provides retail investors with access to investment grade property and property development opportunities

The investment objective for the Fund is to build a portfolio of investment grade properties that provide real income growth and capital appreciation over time. PrimeSpace will achieve this objective through an investment strategy that encompasses:

• using its network of contacts in business, real estate, property development and construction to secure properties;
• acquiring and holding properties that are premium Investment Grade Properties, or through redevelopment, have the capacity to become, premium Investment Grade Properties;
• providing Investors with preferential access to participate, at their discretion, in the development of certain Properties and hence participate in the full life cycle of certain Properties; and
• structuring the purchase of Properties through the one fund to achieve transaction cost savings.

The Prime Access Property Fund is a registered managed investment scheme (ARSN 127 803 525).

The Fund currently holds interests in the following properties:

• Marque Hotel
• Canberra House
• Summer Centre, including Quest Apartments

Classes of Securities

There are currently two classes of units on issue in the Fund:

• Ordinary Units – are the cornerstone investment in the Fund. Holders of these type of securities enjoy the benefits of ownership of all Fund properties.
• Convertible Notes – holders of these securities receive a fixed return until the conversion or repayment of the notes.
• RC Units – issued to investors to fund the development of the Summer Centre in Orange NSW. Holders of these type of securities have exposure to the development risk and profit on the development of the Summer Centre.
